Most small fabricators will give you a good deal on the "Square Footage" price, but will still kill you on the "add-ons" such as sink cutout, cook-top cutout, mounting the sink, radius corners, backsplashes etc etc.

If one of my tenants asked for this, I would take the following steps:-Require they deposit money into an escrow account and sign something stating that granite counters are part of the apartment and tenant has no right to them when they leave-Require that you, the Landlord, handles the transaction and require that both you and the tenant agree on style of granite, including edge shapes, backsplash etc.

We painted the cabinets, filled tons of chips, changed the doors by custom ordering them for the customer in their choice of design by a company we have an account with that has them made in Mexico for about 30% american cost, painted sink, also the appliances in professional grade metalic stainless paint, painted floor tile in a high solids porcelain urethane white after an aerospace use type primer and a high solids chemically hardened chear coat, and matched the backsplash the same way.

Would be looking for moderate cosmetic repairs such as new appliances, basic kitchen rehab (cabinets, backsplash), new vanities in the bathrooms, paint (interior and exterior), and if the budget allows some basic landscaping to give the house some curb appeal. Also, if you're able to recommend some good contractors in Bridgeport I would greatly appreciate it.
