Please extend an invitation to your tenants to visit me in my home (1925 block/stucco construction - a dang bunker for all practical purposes)...footsteps bother them? 

I have never had anyone get carried away with using "too many" pods while visiting.  

With this strategy, we knew exactly how each house was operating and we could intervene or change leadership of the house if necessary to assure operations were going as we expected. 

You can visit the property, contractors, etc where as Detroit will either involve longer travel or trusting someone on the ground when you arent physically there.

I was taught RE is belly to belly so I fly 100k plus miles a year visiting the markets I work..

People were not visiting offices. 

Be prepared to follow up multiple times, using different forms of communication—calls, emails, and if possible, in-person visits to their office.

This targets family’s between homes, either because they just moved to the area; have a definitive time work contract; current house is being rebuilt/remodeled/repaired; students with “rich” parents; recent separated/divorced who needs space for children visits; Houston medical center stays; etc.  

Directly after signing up I called them to make certain I had not signed up for any "subscriptions" or "programs" and was assured I was not.

If it just gives you the option to later, maybe assure the tenant that you won't do that to mitigate their concern and problem solved.
