As Ned stated Im not telling anyone else to do this.Minimum DSCR banks want to see is 1.20, your killing it at 2.52, and your ROI is great.

And as @Ned Carey and @Michael Siekerka point out the ability to use the personal residence exemption is a big deal.

This is why, just as Ned said earlier, I am not a "consultant" nor am I "selling a house as a consultant" to a buyer/investor.

That said, as Ned stated, most of the good properties with liens will be bid down to very low interest rates.
