Lots of information needed to get more detailed but you're probably better off with a lease/purchase and then AO (assign out we call it) whereby you assign your buyer back to the seller, get your fee up front and move on. 

Interesting that rents are ao weak there.

. :) Is it possible that your agent can have someone in his/her brokerage take a look at this AOS?

There was a small hiccup in the beginning: since this was a new construction the AOS was not standard and my agent wanted me to get it reviewed by a lawyer.

Actually, I prefer vacant houses with no sign whatsoever - yes, I find them by driving around.For AOs, out of state is better, but we send to in-state as well.

So while an O/O might get in the 3% we are talking about a O/O with high LTV.

I'd love to find a cheaper way, but we use Listsource.com to get our list of AOs - our county website isn't set up for searches like this.

Lots have posted about getting 2 to 5 % response when mailing to AO's.
