In most spaces there are bad actors and or inexperienced sponsors.

A new federal law levies specific requirements on all association boards with some heavy fines; you can search "Corporate Transparency Act" or read my article on that here.   

The cities here in Coachella Valley must employ some high-tech IT peeps because they troll for bad actors, find them with AI and other tools, and fine them $5,000.

My biggest concern is finding good roommates/renters and dealing with bad actors and squatters. 

@Trevor CrabtreeCheck the math and the rents and make sure to factor in your cash flow calcs for maintenance and a cushion for bad actors especially  out of your area.  

Here’s my FavoriteThat Don Konipol, @Chris Seveney, and @Jay Hinrichs don’t know what they’re talking about but the paid actor with no experience hired as the front man guru by the real estate “education” marketer operating out of Las Vegas charging $40,000 for the “platinum” level mentorship is providing not only correct information but all the education anyone needs to successfully quit their job and earn financial freedom by brokering mortgage notes. 

This IS NOT a case anything like the BS programs we call out for $40k or more that are obvious marketing programs put together by real estate marketing companies and fronted by paid actors and failed investors.  

That said, stock pools are inexpensive but I'm not sure they are anything more than visual candy for your listing - and perhaps more hassle and most adults won't look at that anything like a hot tub experience.

The licensing process for real estate requires fingerprinting, which should deter bad actors.
