Unit size is 1000 SF with an assumed $105 SF cost to build, (Cheap considering there will be no GC costs). 

The stock account is tanking, you see no hope for it to return, and you want to preserve the remainder of the principal;3.

Time and practice will still teach you as you do deals but it will help you understand what things costs for the size of the property 

.- It costs me me less to turn over my 1500 SF units that rent for $3k/m then it does the same size section 8 unit because the property is cared for better and experiences less  wear and tear while fixed costs like cleaning and painting are easier to absorb. 

This doesn't account for transaction costs and reduction in leverage as you pay down the mortgage which accounts for closer to 2-3% less, so you 12-18%. 

Which kind of properties perform best there (size, amenities, etc)? 

6 months later, I have doubled the size of the yard with all the clearing, performed a unit turn raising rent over $600.
