This year I have two groups of students on a waiting list to see if our newly renovated, energy efficient student house will turn-over in the summer {@Al Williamson are you reading this ;) }Another scenario where we advertise before a property becomes vacant is when we have a term lease and we know the incumbent tenant will not be staying {either because they have informed us, or we have decided we will not offer them a new lease}.

You are in a unique bubble, and you will not get hurt holding in Williamson County for the long run.

Personally, I love Williamson County (Round Rock, Georgetown, Hutto, etc).

We run a property management company and cover south Davidson, Rutherford, Wilson, & Williamson county.

There are others but I believe that they are very active in Williamson County.

Meanwhile, the suburbs in Hays and Williamson Counties continue to lure area residents with comparatively more abundant and affordable housing supply. 

Does anyone have any HOA language they've seen or examples out there in Texas where the HOA rules do permit renters to access and be able to reserve common areas, such as for a pool party?  I'm looking for an example ...
