I see several problems with this model. 

Vacancy hurts a bit more, but the biggest issue with renting out large homes is turnover cost.

You'll find more 2-5 units in some of the older parts of our city right outside downtown. 

This lets your HSA grow, and since qualified withdrawals are tax-free, putting more aggressive investments in an HSA can pay off in the long run (similar to the “put your risk in Roth” idea).4.Rollovers & Debit CardsMost brokerage HSAs come with a debit card, so spending isn’t too hard if you ever need to.

I say "may" because while I have read about this in several places, I have not personally verified this to be true.I usually pay contractors by check the minute the work is finished and approved.  

Their program is simple to understand for the most part.
