I have to tell the tenant with the house thermostat in their living room they can't open the window during heating season.I recommend something like this USB logging thermometer in a thermostat lockbox as a way of documenting the actual temp if you have to deal with authorities (lady above was S-8).

I am concerned about us being pre approved (low credit scores) to purchase a multifamily and do a traditional bank loan, or likely a rehab loan as most of the multi families in our area are in need of updates, and more expensive than a property we could find to Fix and Flip.

opinions will vary.. however wholesaling is a pretty advanced activity and quite difficult really.to do it well it incorporates many different diciplines and you need to be on point with all of them.just like being an agent.. 90% of those that try wholesaling fail.. that's a fact and they go into debt doing it or blow their cash.50 to 60% who try to be real estate agents don't make it either.. but if you can get past the hump so to speak being an agent can be a lifelong rewarding career.. most wholesalers don't last a long time as they get to doing something else.and it really depends on your market.

The numbers currently make sense but we are concerned with the potential Health risks as well as how this could effect us being able to rent the units in the future or selling the property a few years down the road.
