Cats are quiet, but the odor can impact the neighbors and destroy an apartment if the Tenant doesn't take care of them properly.If you allow them, what do you do to mitigate your risk?

The odor is back !   

Sounds like, aside from the odor issue, they've been paying on time and haven't really given you any issues as an inherited tenant until now.

Here is a Quote from Theodore Roosevelt that sums it up for me:““It is not the critic who counts; not the man who points out how the strong man stumbles, or where the doer of deeds could have done them better.

Even if they swear they'll never smoke inside, they will, and will drive your other tenants nuts and it's expensive to get the odor out.Get your tenants to pay online so you aren't chasing the rent check.Be direct with tenants. 

It's pretty rare that I have smokers sneak in and I'm not able to clean out the odor without much hassle.

Checked out the downstairs unit and no one there had smoked indoors nor can I smell the odor .

It was always plugged in so the odor wasn't too bad but it had food, meat juice, and sticky substances in every crack and crevice.
