I have a couple of friends who have several rental units in Gettysburg and said the rents are good and he has many professionals who stay for a good amount of time and pay on time.

That said it is possible that you need to evaluate your stays and decide if it is worth taking shorter stays or sticking to some longer stays to reduce your time commitment and maximize the revenue for time invested.

I'd recommend staying within 10-15% of the median priced home because that's where the most demand will be not only for renters but owner occupants as well. 

Stability: Homeowners tend to stay in their homes longer than renters, which can create a more stable environment for families and children.

Staying with that example, I understand the operational costs and all that fun stuff.

If you close to the university, I might give them a call and see if they have a database that they use for places for visiting professors, etc can stay.

There are a lot of rules when it comes to buying a MH and if one thing is wrong the lender will deny the loan.Mostly pay attention to year built try and stay away from Mobile homes that are older than 20 years. 

Nomad sent emails telling the renters to move out (I was fine if the renters stayed).
