Try to determine for yourself where on the spectrum your apartment falls, then list there.

Would love to hear the other side of the spectrum from an investor who would disagree or challenge the points @Michael Worley made here.  

There seems to be little concern for the average american. the extremes on both sides of the political spectrum are tearing the country apart.

I’ve made hundreds of thousands of dollars in both retail RealEstate and Investor arbitrage RealEstate both sides of the spectrum and I can tell you that I personally know a lot of these girls and I could address this right now that they are millionaires and they know exactly what they’re doing.

Each to their own and nothing personal but there is also the other side of the spectrum where folks don’t know what they are doing, use stupid leverage and get into a lot of trouble.

This can give you a spectrum of costs that you can cross reference to your comparable sales research.

I'm going to try and take this conversation from black 7 white, into "Technicolor" and see if vision in this full spectrum doesn't help reframe some mindsets. 

@Joel Florian you've hit this 100% on the head.Extremists on both ends are of the spectrum are not to be idolized.

I see you are in Orlando, so I imagine your options are Spectrum and maybe FiosI usually go with 300 or 400 mbps depending on options and price (changes all the time). 

Each municipality has different licensing and permitting requirements and "permitted work" can mean a wide spectrum of scopes from replacing a hot water heater to building an addition,  so it's difficult to group all improvements together in the same category.
