I have found that Redfin actually has pretty good search parameters to where you can look for listings that have been sitting a while that fit your buy box, and you can even do keyword searches for things like "as is", "investor", "seller financing", "guest house", etc. depending on what you are looking for.

You can also find real estate investing groups through meetup.com, Facebook, or a Google search.

I've seen a lot of people ask questions regarding loans on manufactured homes, but I didn't quite find what I was looking for when searching.

Go to local meetups, search these forums for people that have mentioned that they do private lending and attend other RE events.
