You can look on websites like https://www.corporatehousingbyowner.com/search/United-States... and https://www.furnishedfinder.com to see what similar houses are rented for.

There are down payment programs for duplexes, i have not searched or tried to do a 3-4 unit property. 

I’ll admit the fear of failure and unknown holds me back regardless of goes many articles or reports I read or deals I look at.during this search hundreds and hundreds of ads come through for training/mentorship style groups.

Always looking for great deals but very selective as we don't really need to add to our portfolio at this time - but would definitely consider a great deal.
