Hi all, For a rental home, tenant says bathroom floor keep getting wet, even though it is small amount. at first, they thought they dropped some water. after wiping water, however, it keep coming back and now they think there is some water leak. my plumber went to check and found no issue with bath sink. he thinks it must be shower leak. the shower was redone last year by a contractor, who i ended up firing since he did not show up to work later. anyway, i hired water damage restoration (Servpro) company to check how much damage there is now. unfortunately, based on my research, it is very hard to find source of shower leak. i am thinking of rebuilding shower. i hired a kitchen remodel contractor and he gave me two options; either fix shower pan only, or (optionally) rebuild shower as well.

Most here on BP that buy NPL's like myself only invest in the US as we see plenty of product here in the US and can make good money doing it, so its not worth the risk to venture overseas in other country to learn all the nuances, laws and rebuilding all brand new relationships.

You may not even care about that but if it gets out that you are this way, your reputation will be destroyed and it will be really hard to rebuild. 

I imagine it’s not too different from totally demolishing a house and rebuilding it brand new.

We're doing a very large, all custom one... garage tear down + rebuild with addition & ADU.Total build is ~2,200 sq ft with half that being the ADU (above the garage/addition).

I have a storage room that is old and worn (leaks rain and has a smell of rat droppings) that I have a plan to tear down and rebuild in the near future.

I am new to the game, but do homebuilders consider buying distressed properties, tearing down and rebuilding?
