I would focus on REALLY GOOD Realtor. 

Find a realtor.

For Flips generally you would need to have the Core GC, the HML and most probably a  good investor savvy Realtor  to help out.

I am an investor and realtor here in Madison as well.

Find a good realtor, close a deal with them and they will give you their contractor contacts.

I am also active with Flips and own a few 4 plexes...Im a licensed NM Realtor would be happy to help set up a few searches, look at properties (Virtually as well), and tell you more about specific areas of town with the pro's and con's of each. 

I can recommend property management, realtor, vendors, if you need them.
