The houses you are looking at are before the advent or wide use atleast of plastics that make up the pipes(PVC)and insulation around the wires in modern homes.

After a few years, it was found that the plastic pipes had a chemical reaction with concrete and started disintegrating.

Recently (last week)  i added door sweeps, weather strips to all exterior doors and door sweeps to all interior doors which needed them, bought them plastic to install over (new) windows. and have scheduled to get the furnace cleaned professionallyThe market rate of the apartment is 875 and i  am renting it to them for 800 should i be concerned that they are upset about high electric bills,  given i have done more than a slum lord to ensure they are happy and they are 75 dollars under market rat?

I could see the value in LLCs for example someone with a high net worth at risk of being sued, like a plastic surgeon, who should also get enough malpractice insurance.

My point is yes, “shoddy” (your words).To reference some examples - they put in a new water heater and when my PM went to get the water turned on by the water company – this is what we received from water company…..WATERCANNOT HAVE STAB FITTINGS OR PLASTIC PIPE BEFORE METER, GASHOLE IN CHIMNEY FROM OLD WATER HEATER VENT NEEDS SEALED AND CLEANED OUT DOOR MISSING NEEDS SEALEDI paid to fix it so I could get it turned on and rented.

Looking at maybe just doing a basic white plastic tub with a plastic surround.Flooring – I need to get about 300 to 400 square-foot of tile installed.Basic handyman and drywall work – it looks like there are a couple of areas where water pooled outside of the house, and a little bit seeped in, so some drywall needs to be replaced, and probably add some type of sealant to prevent the leaking in the future.I have already been looking through many of the forums and have found a lot of great information.
