Finding a place within 5-10 minutes of Barnes, STLCOP, Wash U, etc seems to be a great idea.   

There are cheaper one’s in D/F areas but I would be careful as those can create a laundry list of additional issues.

An electric dryer will run up the bill of that unit quickly , where a washing machine wont nearly as much . 

I would then make him my renter and kick the can down the road to figure out how to gift it to him.It seems as if the 1031 exchange fees might be a wash with the taxes?
