Local realtors put out videos reacting to some of the horror stories landlords have lived through as well as recent law changes pertaining to the topic.Non-RE related... perhaps something that shows you in a more personal light... highlighting a restaurant you went to, a new workout routine or supplement you're trying, a book you're reading, hobbies/activities you engage in, etc.

Social Media Advertising:  Target advertising platforms like Facebook and Instagram to reach out-of-state buyers based on their hobbies and interests.

The learning curve to establish good leases and practices is just too great IMO for hobby landlords.  

Turning things over to a pro will free you up to focus on growth, family, hobbies, or whatever.

The first one in any new profession, venture, hobby is always the hardest.

Treat your real estate business like a business, not a hobby. 

Between Target, Walmart, Hobby Lobby, and Home Depot I was able to get all the remaining items needed. 

But I reached a point where it was no longer a benefit to me; it was limiting me.I also recommend a life-enhancing hobby. 

I applaud the entrepreneurial efforts, but two deals a year is a part-time hobby, not a business.
