I don't know what the client experience actually entails, but I do believe from an actual due diligence and performance perspective, they're running a solid ship. 

What does that even entail if self-managing?

Increasing income could entail anything from changing jobs for better pay, becoming more proficient or expert and valuable in whatever you do to earn a living, to changing careers and or acquiring more skills and knowledge through education.  

This will entail collaborating with a real estate team in order to take steps such as inspecting property or negotiating offers.

If you lived there 24 months before making it an entail I’d sell and take the $100k tax free.

If she insists on staying and playing games, you'll hold her accountable and she can face termination, eviction, early termination fees, or whatever else that entails. 

You didn't mention anything about trying to resolve the situation which will entail selling the property.

On the other hand, STRs present higher income potential, flexibility in pricing, and potential tax advantages, but require active management, adherence to regulations, and may entail unpredictable income.

This entails building personal/working relationships with people successful in the field.

Nevermind the bureaucracy that this would entail with each tenant moving in/out.As much as I try to think about this I cannot find a solution that could prove more convenient than keeping all the bills under my name and requesting payment when they are due (with all the other downsides that I am aware of).To all the experienced landlords out there, any advice on this would be very much appreciated!
