Do the condition of the units match market rents?

It’s not my place to cross that line…but let’s just say I learned of some serious generosity on his part, generosity that most of us cannot or will not (mostly “will not” from what I’ve seen) match – and I did not learn of it from Quincy.

I'm in the middle of a BRRRR too and I chose to have Sherwin Williams color match "inchyra blue" for walls I usually just go with Behr but with cabinets, will be so much easier if you have high quality paint!

The problem is that there isn't a lot out there, and when looked into each comp extensively, I saw the numbers were deflated because they were 'as-is' properties with extensive damage, or properties with a well, and other mis-matched differences.

For those of you that have good w2 income and want to take advantage of employer matching (100% return!)

-Make sure your kitchen appliance package matches up with price point.

If you can make some relationships prior to that with agents in the area who do what you want to, you can find yourself on a team or at a strong brokerage that matches what you want to do.

Based on your real estate investment strategy, figure out who could be the best private money lender (PML) match.

I've done BRRRRs in Milwaukee for almost 15 years, but things have changed around 2020: I have a hard time buying quality properties where I get a discount that even matches rehab cost.
