If you don't yet have the track record, then it is becoming increasingly harder to develop one.One idea for a new-comer might be to seek out relationships with more experienced Sponsors and try to work with them.

You can usually have a plumbing company comer with a camera to check out the drain lines.

I can then choose to bring all comers.  

I come real close though.  

I'm new to the world of real estate investing and I'm trying to accumalate as much knowledge as possible to have a succesful first flip. Any help and or advice would be greatly appreciated.
