I do not want to stretch into California due to the Landlord laws and taxes.

It can be done but it may take years to build up cash flow especially if you live in high cost area like CA.   

My partner is a builder in the LA area and his client posed an interesting question for him that could affect financing in the future. He owns a 4 unit property in LA and wants to convert the 2 car garage into an ADU....

I cannot vouch for CA but they have been great for me in FL, which can be just as difficult as CA.

For reasons I don't yet understand, if the property is sold I cannot take advantage of a 1031 Exchange and my gains will be taxed as income, which will be 35% federal and 11.3% CA income tax. 

Hi, I am in negotiations to purchase a property in Sacramento, CA which has an existing lease with a Residential Care Facility.

I am researching VA OTC loans in Southern California (Los Angeles County).
