Maybe I should offer higher returns or like you said first lien position...If you were in my situation (trying to get funding from people you don't know), how long would you give yourself from the time an AOS is signed until closing?

Got an AO last night finally after 3 rounds with multiple offers at 11pm - 2 duplexes, updated and mint condition (I don't see that often), $406.000 for the package, $4,400 in current rents.

Lots of information needed to get more detailed but you're probably better off with a lease/purchase and then AO (assign out we call it) whereby you assign your buyer back to the seller, get your fee up front and move on.

There was a small hiccup in the beginning: since this was a new construction the AOS was not standard and my agent wanted me to get it reviewed by a lawyer.
