I like the other recommendations, give them a seller financing offer that is their asking and a good interest rate with terms that make sense for you, and offer what the bank will let you offer.

With a co-signer and a 20% down payment I'm thinking about buying a $300 - $400,000 home or condo and house hacking it. 

So if the house is worth $500k once finished, then I'd go for it.....But first, talk to a Realtor and a GC.
