@Ronald Rohde Ronald, my last STNL was with Walgreens and it was a NN deal as I was responsible for the roof, structure, and utilities from the street to the panel.All-in-all a good gig as I had a few roof patches which were minor and they pay the property taxes, insurance, and utilities directly.Things get much more convoluted with multi-tenant as they all negotiate differently.

@Brent Coombs there are a lot of guy who have a side gig as a lender and pick up 1-2% origination fees.

The reason for investing in real estate is to enjoy life a little more and working 80 hours/week will make you wealthy quicker, but will also make you gray quicker.I have a full time job and a side business giving tours (admittedly not as time consuming as your side-gig as a realtor) and I have to be sure to set aside time for my lady.

Maybe see if the developed can make the gig a paid internship (which lots of students do) and try half days and weekends or 3 days a week to mesh...Best of luck!
