Your lady losing job. 

I pre screened a lovely lady over the phone who  just had a divorce.

One story that I loved was a lady that called me at my cell phone directly (not though our CallRail numbers) and we set up an appointment.

@Ross Sib Construction costs vary wildly depending on many factors like which part of the country you are, the type of materials used, etc.

I got mine through a run in at a grocery store, the lady had 200+ homes, it took about a year to get the list of homes together and I assigned packages of 10 to buyers, that took about 9 months.

I currently read a book plus half a dozen podcast episodes a week... which means it's time to spend more time talking to real investors and seeing real deals.As you can see by the icon, I'm a falconer; I train wild hawks.

Lady bought it for a song, and once it was dug up, it was like 10k to fix.

You certainly need to have an idea how much the first is....tough to do in most cases, it’s a bit of a wild guess, finding if/when the 1st went into default helps.

The plumber opened up three walls, never called the management company, finished the job in less then 5 hours, charged my unsuspecting tenant, an older lady, whooping $2400 (about $500 per hour) and left.
