So in this case of a sale/ appraisal it would be a even wash on price appreciation because your lose garage which would decrease value and gain sq footage which ups value. 

But, that could be a wash with passive allowed losses. 

Warrantable means it has a solvent budget, adequate insurance, no lawsuits, and the number of investor owned properties cannot be over a certainly percentage. 

If you didn’t take the depreciation, you can file a certain form to take that deduction now, since you have to declare it now....which might make that a wash....a CPA can guide you better.
