a friend's household is facing similar drama and ur post came up in a BP search.while attending college first thing i noticed with housing was that- Males were never allowed into Sororities, not even as visitors to the Sorority house, even just for study groups etc-Females were increasingly suing their way into being accepted into all-male Fraternities as residents sharing shower/bathroom etc with all those malesto the point now that Fraternities are functionally 'co-ed' even if they're otherwise all-male, yet Sororities remain uniformly no-males allowed not even to visit.

I was advised by my tax lady ..to set a a C corp and pay myself a salery .. then i will be able to write off  my miles and uniforms , health insurace .. most of my truck because i only use it for business .. my home office ..my internet , my 1/2 my cell phone  .% of meals .. ect ... plus Im just going to take profits and roll them into buy and holds ..while still doing flips with my partner 

I'm fairly confident I can get at least $525 monthly rent by simply cleaning them up and making them uniform. 

I've researched the no tenant raw land ideas and will continue to while I'm still in uniform.

You probably have less grass to cut on this property then on all of your houses, you can buy things in more uniform fashion...the list goes on. 

Funds also have timing drawbacks and are really more suitable for investors with continuous deal flow that is somewhat uniform.

If the typical lot is uniform (same size, access, etc), then you can pick your house plan first, then try and find a lot to suit the house.
