Avondale is probably over valued for you (ie trendy area premiums).  

They have been dumping a lot of $ into main street and village but be careful once you leave strip areas get little ****** BUT can find deals that cash-flow especially if you don't mind programs and maybe future appreciation as long as area keeps on becoming more trendy.

If your target buyer is a first time home owner looking in a trendy area, I think the house may be too large. 

The trend is to make capitalism look like it's the source of all our economic problems and now politicians are trying to use that to convince America the government should oversee housing, rents, and a whole host of other things that I'll leave out so as not to deviate from the RE perspective. 

Not traditional, but pretty close.Before the word "hack" became trendy and overused by millennials to describe everything from lowering the cost of housing to making your own kombucha at home, basically we just called this 'frugal living' or 'having a roommate'. 

We added a fireplace, trendy black and white exterior theme colors, etc.

Those other areas the person above me recommended are good, it's just tough to break into Montclair as the neighborhood is trendy.

Atlanta is trendy to invest at the moment.

So its not always clear what the trend is, and sometimes it doesn't matter.I am simply being extra careful. 

While brass, copper and black have had their moments and will probably be in style again sometime in the future they are trendy and will date your remodel.
