I personally think the detailing MAY be a great idea, IF the location of the car wash is on a highly traveled street in a neighborhood with lots of residences within a 2 mile radius. 

I'd definitely invest in yourself with giving time to listen to the BP podcasts to help you decide which strategy and location you'd like to focus on - think in the car, doing chores, traveling, etc...any spare time you have where you can focus on two things at once!

The communication (lack there-of) with the PM is an issue but I'd travel there myself and see what's completed.

A great idea here would be to create the site yourself externally and simply use the Hospitable widgets integrated on your website to get all of our PMS functionality on the website that you own.

It did not help that we had a period (2010-2016 ish) that was just cash-flow and BRRRR heaven and a lot of young investors actually succeded building a cash flow portfolio out of nothing and then quit their W2, traveled the world and YouTube about it, which became an expectation for a lot of noobs until today.

As for my comment on being dangerous - one of my mentors had a vacation rental (pre-Airbnb) in Costa Rica and was mugged while traveling to the house at knifepoint. 

With a $60/mo HOA(external maintenance not included with the exception of fencing) and 6.5% interest rate, my monthly mortgage (with taxes, insurance, HOA, etc)  will be around 2600/mo.
