Part of the problem is that you bought it just as COVID hit and the rules were altered "temporarily" until I think April 2022 at least.

They call the concept Kaizen and it doesn't really translate well to English, but in essence, it means "Constant and Never Ending Improvement".

We have learned that effectively nobody has permit for privacy walls and that several properties have other non-compliant alterations, yet they do not have any problem with the HOA.

I do know Mike personally, and we've altered the agreement based on the feedback others provided earlier (see my last comment). 

Thankfully we had a contractor that friends of ours had used to do similar work, so we were incredibly lucky for that, meaning there was some trust in the contractor from the get-go, translating to less stress.The housing market explode over the course of the rehab, which drove home prices up higher than we expected.

Just because you have a bible thumping youtube page does not translate into a mass following on a youtube page on glamping.

Insurance is for catastrophic life altering events.

What this tends to translate to is both unusually good, and unusually bad deals, for both buyers and sellers.
