For higher monthly returns, even on standard long term leases, I'd advise to check out Sapporo, Nagoya, Kobe, Yokohama, Kawasaki, Chiba and Fukuoka (although prices in Fukuoka have also been going up significantly in recent years, so higher yields getting tougher to find).

Now, with the market pretty hot, it's a lot tougher to find those deals & flipping might be the way to go.I have pretty solid income from my job, so luckily, I don't need to live off my real estate investments.
