Another option to consider is using the space for Airbnb or mid-term rentals.Here in Texas, basements aren't common, but I found a home where the third bedroom had its own entrance right off the driveway.

Finally I found my Los Angeles realtor (third time's the charm) who was and is an all-star and she also sold my house for me in late-2020 when I left California. 

You'll often see variations in minimum night stays, use of 3rd party management companies, and general attitude toward STRs.

Hi Rob, Sorry I am late to the party but here are my two cents.

Bottom line is this; most real estate transactions only occur when both parties PERCEIVE the transaction as being advantageous to themselves.  

He was able to screw someone over for some money and keep The Bank out of foreclosure the other month, then they build an illegal bar and threw a Poker Championship party "For Charity" bullsh*t to get some money back in to pay bills.   

If you are a third party and Sally is paralyzed, thinking she can't foreclose, you can buy her out and exercise her right of first refusal (and acquisition of the 2020 lien) and you can foreclose.

Can I use my own AMC and third party?
