I had a magnetometry survey (fancy name for an oil tank sweep) conducted at a property I am looking to purchase in Northern New Jersey.

The property is only 32 units, so it is not big enough for us to have a full time employee on site to help manage this, but we do have someone on site 2 days a week and then pay someone to do a sweep of the grounds 4 days a week.It seems that even if we pick up at 9am, there is trash by 3pm.

"You need to come and sweep and clean my basement, it's dirty down there."

Sweep up all the pot leaves and put up a for rent sign.

Ok, also seriously final thought - the NYS legislature just signed some sweeping new rental laws earlier this month that affect the entire state (most important being you must have "good cause" to evict a tenant, you can no longer just evict someone when their lease is done). 

We had a child test lead positive in a rental unit we managed, the health department came out and did a sweep of the unit, a toy from mexico with some kind of paint on it was the culprit.

Or maybe there is a tenant so it can't be shown easily, and when they listed it and got the initial pop of attention it was occupied so couldn't get maximum eyes on it... then the tenant 3 weeks into the listing has given a move out date, though sellers agent didn't' manage it right and the momentum is gone, so now you sweep in 5 weeks later and grab it with no other offers competing.

Your renters will be drawn to the trees and then discover sweeping views of the golf course.   

Also check doors and windows-are they leaving windows open and letting dust in, do door sweeps on outside doors need to be changed, is dust coming in through the windows (replace weather stripping).I'd also offer her the one time opportunity to break her lease and move.
