What I want to do before September (when the school year starts) is find something like a 4 or 5 bedroom house and then live in one of the bedrooms and rent the other bedrooms out to other medical students.

However some of my best months are in the winter; we have visiting families for SU students, a ton of traveling nurses, and we are about to have the biggest chip manufacturing plant in the country. 

This sounds like a good plan - sticking to the duplex or SFH for students is good too since most DSCR Lenders generally stay away from "student housing" but if you are looking to purchase a rental property that can easily be utilized to rent to any tenant (adult, family etc) including students, you should be OK
