Some of the streets are less desirable because of the slope of the road/sidewalk and all the locals know you can't walk or drive on that street in the winter....something you don't know as a out of town investor.  

This is how Wall Street brainwashes us to constantly throw money into a 401k instead of investing in income producing real assets.

LA Superior Court made a ruling 9/6/16 that my sister cannot evict me - since Judge Barry made the ruling my sister has promised that I will still be getting evicted - and that she hopes I end up homeless living in the streets. 

Temple and Downtown Philly aren't bad, but one still needs to be cognizant of the blocks, streets, and crime.  

Their work isn't low quality but I disagree with some of the conclusions they came to in determining boundaries that are adjacent to ours...if I just went and marked their pins my client could 'lose' 18'-35' of their property...or almost worse, build 18' too close to the street ROW likely putting their house into the City easement...

Broad Street to the north, Demorest Road to the west, Sullivant Avenue to the south, and Hague to the east.

The 3 of the first 4 are within a .1 of a mile the other 3 are across a major street in a neighborhood closer to an area college. 

(On Maple Street only about 3 blocks long I owned 12 houses...once I bought into the street I found value and became known as a cash buyer who maintained their properties so my phone rang and I shook hands on the street to keep it ringing.)Always check ARIES the Lucas County Auditor site.

Rgds  It was always interesting when out of state folks visit Toledo and would say our B class is there "Z class" lolI guess being born with a silver spoon causes such a judgement.But it is what it is.Toledo's "B class" has IMO been lower priced with higher cashflow than in pretty much any other market in the Midwest.Won't steal Andrew's thunder here but some decent zip codes to consider on a "street by street" basis are 43609, 43610 and 43620.Wouldn't have touched them back in the day but have been finding some decent pockets lately.43612 and 43613 is "creme de la creme" for full market value.It's a hard gig getting anything under market value nowadays.Much success 🙏👍
