I'm trying to decide whether it's better for resale purposes to add one 8x12 master bathroom, or split that 8x12 area and instead add both an 8x6ish bathroom coming off of the master bedroom and another 8x6ish bathroom coming off of the 5th bedroom.

The biggest reason I would advocate for mixed use is for the reasons you mentioned, the leases are longer, but also the general "issues" around tenants on the residential side don't come into play as much or at all.
