On the closing day at the title company, we had to sign all the paperwork then the title agent left the room and the seller gave us a check. 

There is a company call 2N out of Europe that does what you describe; directory lookup, dial out to phone (using VOIP), door release on signal.

IF you provide them that service and when you see or hear a deal that fits their needs- call, email, text, smoke signal, morse code do whatever you can to get their attention that you have a hot deal. 

I guess I should clarify that the seller is willing to sign all the long contracts but he just wants something that outlines the deal in plain english that her can understand. 

But I'm not getting as many signals from that area thus far.
