On the other hand, if it's real small they can do it in a couple of days they may get to you quick.

If tenant knows you do not have insurance, which they could learn by searching for you on the internet and finding this thread, they have the upper hand.  

For the most part its just health and safety items, which are items we should have remedied anyways.As someone else mentioned, biggest thing to avoid is having the house tagged as vacant which the city will do if it sits empty for too long (handful of months, grass not cut, etc).

But its something that DOGE can dive into :) DOGE is hands down, without a doubt, the #1 BEST thing and most needed thing for this country. 

But on the other hand, if the seller wants close to retail, but there are a bunch of major issues, then it's just not going to work as a BRRRR.but i am going to be honest - i think from looking at your other posts that you are trying to BRRRR out of state, and so this question makes me nervous for you. 

There are other free services out there as well.If you only have a couple units and that is all you want and you never plan to hand off property management then you can probably just collect checks and have tenants text you.Personally I don’t like tenants texting me issues, they are too easily missed or forgotten about.
