This chart basically shows me which City's are most desirable (can do the same with Zip Codes):Anything to the right of 0 means the $/sf is growing QoQ on average, and the height is the current $/sf of that market.

I get some low rent today and often it seems in 3-4-5 years the rents work themselves out, but how long does it take for $1000 rent to go to $2000 let's say on a 2bedroom 2bath unit in the less desirable part of town?

The biggest advice I can give you is to figure out your own goals, and be specific, so I want to invest in multi family for cash flow for instance is too broad, is your goal to have an investment or a place you enjoy living, those are often in conflict as most multi family tends not to be in the most desirable parts of towns, are you willing to high cash flow in exchange for alot more effort, risk and limited appreciation, or do you want a more stable property with potentially less or even zero cash flow, if it’s a primary residence, are you going to live there long enough to make it more sense than renting, the breakeven period in a place like Baltimore might be 3-5 years.

We can pay the contract early and get access to title earlier if we want- Property is in a very desirable area of town and I'm not worried about it getting rented. - My wife and I have very good jobs and I have no doubt we will always pay our dues to the seller, even if the property doesn't rent for 3 years- The seller (an LLC) has done multiple Contract for Deeds and has their process down.
