I don't know if HUD has actual people processing their listings or if it's some kind of semi-automated system.  

The value of a semi-commercial building with no tenant is usually significantly lower if you have no commercial tenant, making you pay a lot less taxes (QST GST).

I'd prefer to use that start up money in a syndication/multi-family opportunity, besides I don't like working for money anymore which is why I left the corporate field-I'm semi-retired.

It sounds like you're talking about a semi-attached condo structure where the two units are titled separately.

The property is increasing exponentially because of semi rural location outside Seattle, so that is a blessing despite the circumstances.  

But basically, I'd like to add social security into my financial planning and want to get a semi-accurate estimate to input now that I'm feeling more confident that it won't be gone completely.  

Multi family cap rates are always much lower unless they're in the war zone.I think one problem with multi's in SE MI is there just isn't the volume of them available.
