Yes you will need some upkeep on the re-sealing / staining every few years for appearance and performance.

I was thinking shutting off power to the unit in the basement but I dont find any switch and looks like there is a seal on the meter. so assuming I cannot switch off the power to the box...I flip all the breakers in the OFF position, this will shut off the power to all the lines, then just untie the screw, take out the breaker, put a new one, tie the screw and we back in business ?

I pulled out the old carpet and pad, which were still wet, and found that the subfloor is soaked as well.I read some prior posts about sealing with Kilz, but does it need to be dried completely first?

Set boxes in the room it to be install AND crack the seals so air can contact the material.The materials shrinks, so beware.

(Unless you're getting crazy good deals on good quality faucets, that is.)If the existing faucet is good quality (brass internals instead of plastic) then I might consider replacing the cartridge and seals, otherwise, I'd replace the whole faucet.
