If it's the kid(s) using this bathroom, expecting them to honor the wastebasket request is likely not realistic.

I imagine most buyers who request the seller cover their buyer broker fee are those that can't really afford to pay it so wouldn't be able to pay an appraisal gap.  

I was contacted by Steven Klaus supposed to be a broker of Skyrocking Capital Solution and he approved loan for  multifamily purchase with 100% financing @6% and requested to send Origination Fee of 2% before the disbursement.

It is best to provide them with a checklist of items you are requesting.

This is clearly a shakedown, and while I'm not a lawyer and wouldn't know what law it violates, it certainly must violate one or more laws to purposefully conceal what the correct address is in an attempt to have the LL violate housing laws, and thus profit from it.I would request a freedom of information act request, and ask for all documents related to the previous 80 cases, as there are bound to be common themes, such as "attorney claiming to have sent a letter", but all 80 landlords mysteriously never got a letter. 

Notice may be given by: (A) regular mail; (B) certified mail, return receipt requested; (C) personal delivery to any resident; (D) personal delivery at the property to any occupant over 16 years old; (E) electronic mail delivery to the email address used by the Tenant to submit the lease application.

I don't think that's an unreasonable request after two days.
