I’m planning to remove carpet, refinish original wood floors, remodel the kitchens and update appliances in both units and add a third bed room in the attic for the upstairs unit.

The first option being a $30k rehab which is mainly cosmetic and some light repairs to the electrical and refinishing the kitchen and bath without getting into any rearranging of anything.

Purchased a BRRRR duplex with carpeting throughout that smells very musty, it has barnwood type floors underneath, do i refinish the wood or put in vinyl plank?

Short of removing a finished ceiling, buidling a new joist system and refinishing the ceiling again - it seems that I"ve little to lose by getting sheets of sound deadener and attaching it to the ceiling to see if it makes a difference.

I did a major rehab on the property once I got it (new pipes, wiring, water heaters, furnaces, refinished the hardwood floors, new kitchen cabinets, etc.)
