By last night and early this morning, I did suggest that they evacuate but that they could stay if they didn't have any other options (surge is my main concern, we are on the 18th floor so I don't think they will have an issue with that and we have Miami/Dade qualified hurricane protection)...BUT, I was very forthright that they would likely be without water and electricity and stuck on the 18th floor possible for some time.

On my end, I’ve managed to save about $80K and still owe $17K in student loans, but since I’m in the grace period after graduating in May, I’ve held off on paying them to keep my savings in a high-yield account for now.I’ve been exploring Midwest markets where property prices are more affordable, and I feel like this might be the right place for me to start my real estate investing journey. In the meantime, I’m also working with my parents to convert their single-family home into a three-family unit.

Remove those and the Net S8 Rent will be market rent.Typically, the only way to get more than market rent is by buying in Class D areas and hoping a S8 tenant will live there instead of a Class C area.Keep in Mind: TENANTS QUALIFY FOR SECTION 8 FOR A REASON!
