I'm thinking to make two legal units your costs are off too - probably closer to $40k WITH the right contractor.The problem with basement apartments is while they do rent and show OK tenants very rarely renew their leases once they learn what it's like to live with zero backyard, patio or other place to enjoy their summers.

the home is well insulated, all rooms have sealed doors, window plastic wraps are acceptable...im pricing out having baseboard heating installed in the common area (kitchen and bathroom).

Sometimes you find furring wood strips if you are lucky, other times you have to use plastic anchors, sometimes you cheat and drill into metal corner beads, sometimes you mount the brackets from the top, sometimes on the side, wherever you find a way to bite into something.

I took pictures of damage on all sides, cut and removed the tree limb, covered the hole with a little roofing felt and a couple of spare shingles (I drew with paint "Do not step" on the shingles), and tacked a piece of plastic over the hole in the drywall.

There is a door out to back patio that you can't see in the picture so I'll just need to make sure the door can still open and there's sufficient clearance to add another cabinet there.
