I also hear from a lot of landlords that they aren't interested because it doesn't sound like a "Win" for them.Here is what I've found works - - - - - - - (1) Picking your target correctly Theoretically, you could rent any residential space and Arbitrage it, but realistically you need to find a place where you, a total newbie, can create enough value to begin a partnership.  

Home inspection, sewer inspection, foundation inspector, lender, usually seller picks title.   

The markets here took another dive between 2006-2008 where I attended a few foreclosure auctions a month between NYC and in MA and picked up a few. 

For those that are on the fence about investing now, or waiting, or just exploring where investors can pick up some points of leverage, the primary area of focus will be in how the deal is financed.  

@Shai Simchon, and I split the difference here: it matters, like many said, but it is also reflected in your ARV, typically.So, if you have to spend the same amount to buy and rehab a house, and the only option is better school or worse school, I would pick the better school every time, because the ARV is very likely to be better in the better school district, most of the time.  

There's many paths to grow your real estate portfolio just make sure you pick the one that is right for you and remember this real estate game is a long term investment.
