For what i'm trying to accomplish the pros far outweigh the cons and I think that if you're using the investment strategy mentioned prior that would be true for most people but just because it works for me doesn't mean it works for everyone.To answer your question regarding getting your money back on the BRRRR ask yourself this, would that not be the same situation if all of your money was sitting in a checking account and then your ARV didn't appraise well?

Hi John,unfortunatly, there is no way that I know to reduce your taxable income except for the usual deductions like intererest, depreciation, repairs, maintenance etc..There are ways to reduce taxes by using a vvGmbH (a wealth managing llc) but you will need a large portfolio to outweigh the associated costs.In the current market, finding a property that generates sufficient cashflow is the hardest part in my opinion.
