How are things going to STR in spain with the new regulations? 

Small banks use to do this before such practices were regulated and many got in trouble in attempting to influence a borrower, thus the regulation.

Having an LLC in that state may simplify compliance with local regulations, tax filings, and property management.

Leaving aside if the JV is the best way to fund and assuming its not a scam than the fee is probably a very wise business move because a large percentage of the deals you see are from people who are delusional or are not taking numerous things into account (delays, closing cost, wrong comps, time, etc.).

There are new regulations.

Assuming you are referencing the city of Atlanta, the STR and MTR rental regulations are complex and strict, but many adhere to them.

During my research, I’ve come across some local regulations that could potentially impact my plans.

There are some new regulations on wholesaling in Oklahoma so check those out for sure. 

Tacoma has gone further though not as far as seattle with regulations around terms of lease, just cause termination, etc.
